Pressure washing in Tulsa

Pressure washing in Tulsa covers the concrete. Siding and roofs are soft washed, and the quote is free.

Soft washing, gutters, and the rest of the exterior — done by people who know Tulsa homes.

Tulsa is not one kind of house. A brick bungalow near Brookside, a ranch in east Tulsa, and a vinyl house north of downtown pick up different dirt, and they need different care. Hydra Total Care soft washes siding and roofs across the city and uses pressure only on concrete that can take it.

South Tulsa — the neighborhoods roughly between 61st and 121st — has its own page, because the mature trees and larger brick homes there are a different job from Midtown or east Tulsa. This page is the rest of the city.

Quotes are free and usually same-day from the address and a few photos. House washes start at $299. Call or text (918) 922-9348.

Pressure washing in Tulsa, up close

  • —Midtown brick and painted wood trim need a soft wash, not a pressure washer aimed at the wall
  • —East Tulsa ranch houses and vinyl siding collect red-dirt film and shade-side algae
  • —North-facing walls stay damp longer in Green Country humidity and turn green first
  • —South Tulsa is covered on its own neighborhood page, with links back here

Midtown, Brookside, and older brick

Homes around Brookside, Cherry Street, and the Utica Square side of Midtown are often brick, with painted wood trim and windows that have been in place for decades. The mortar is softer than the brick. High pressure cuts into those joints and can drive water into the wall. A soft wash applies a cleaning solution at low pressure, lets it work on the algae, and rinses it off gently.

Mature oaks keep parts of these houses in shade. That shade is why the north wall goes green before the front does. The green is growth, not dirt, so it has to be treated. Plants and beds are pre-wet before anything is applied, which matters on lots with established landscaping.

East Tulsa and the north side

East Tulsa has more ranch houses and vinyl from later decades, often on lots that still see construction dust and red clay. Vinyl should not be pressure washed: a strong stream gets behind the panels and can void a siding warranty. Soft washing lifts the film of algae, pollen, and dust without forcing water into the wall. A house wash starts at $299, and most Tulsa homes fall between $299 and $799.

North of downtown the housing is older and mixed — brick, wood, and later siding on the same street. Each surface is washed for what it is. Driveways and walks, which are concrete, are the place for a surface cleaner. Driveway cleaning starts at $179.

Gutters, roofs, and the Season Care Plan

Tulsa gutters fill twice a year: spring seed and pollen, then fall leaves. A gutter that looks clear from the ground can still be blocked at the downspout, and the next storm dumps that water at the foundation. Gutter cleaning is $249, or $200 for customers 55 and over, and it includes flushing the downspouts.

Black streaks on shaded roof slopes are algae. Roofs are soft washed, never pressure washed, starting at $250. The Season Care Plan puts soft washing, gutter cleaning, and window cleaning into one visit, twice a year, quoted per home.
